Any recommendation of tools to record software demos?

I tried a bunch but I am not really satisfied with them. Ideally, it should be able to: record video, allow for select/zoom area, add icons and download as gif/lottie. Thanks!

I'm using OBS Studio. It's free and it's relatively easy to use.
