Loved it! Super cool concept, I'm thrilled about how it allows me to make micro investments in multiple properties instead of putting all the eggs in one basket. A major problem I've had with real estate investments is that the barrier to entry is so high, and mostly these are super complex investments. These problems seem to be solved with your product. That aside, I do have one question before I make an investment - can you please explain your security procedures? I'd like to be sure my investment is safe. Thanks!

Been using the product for about a week and the return rates are promising. I've used a LOT of REIT products in the past (and things like FundRise, RealtyMogul, etc.) and though I still like REITs, they focus a lot on large multi-unit properties and they tie up funds for 3-5 years typically. Landa focuses on smaller multi-unit and individual homes, which feels like a useful diversification in my portfolio. The details for rents collected, etc. also feel like much more transparency than what the large REITs offer. Landa isn't structured as a REIT but it's a lot of the same opportunity in terms of long-term residential rentals. It's more similar to PeerStreet but you can have much smaller stakes in each property (PeerStreet is a $1k min per property) and Landa is also more focused on passive income based on the rental not just the financing of a purchase (PeerStreet has a repay period of 1-2 years to finance purchases primarily). This will surely complicate my taxes next year, but I see it as a worthwhile price to pay to explore a new investment product. The main thing I'd like is a desktop web client. It's handy to have the mobile app when browsing for new properties to invest in, but when I'm doing performance analysis, I'm exclusively doing that work on desktop and exporting/copying from the mobile app is a pain to get that data into a Google Sheet with the rest of my investments. I'm sure it's on their roadmap, but here's a +1 vote for prioritizing that.

There are several ways we work to keep Landa accounts safe and secure: all accounts are SIPC insured and identifying details are secured through HMAC encryption at all times. I'm curious about the long-term sustainability of this model. What happens when people stop wanting to rent and start buying again? What's your plan for this?

@eden_eliel1 thanks for the important question! The last 50+ years have demonstrated that there will always be a rental market and we really don't see that changing. Fluctuations within the rental market cycle are normal just like drops and rises in any other market cycle. We built our model bearing this in mind in order to operate for the long run.

I'm usually not too quick to jump on new investing platforms/apps, but Landa seems like a great opportunity. The interface is user-friendly and the ability to invest with little money is amazing. But how secure is our investment? What are the safeguards in place to make sure we don't lose everything we put in?

My friend introduced me to this app and I must say, I'm pretty hooked. We're always looking for new investment opportunities and this seems like a really great way to get started in real estate investing. The only question I have is, what happens if the property I'm invested in goes up in value? Can I reinvest part of my return back into the app to buy more shares of that property, or do I have to cash out and reinvest the money elsewhere?

@dani_ioscovich great question! One of the most exciting aspects of real estate investing is that properties can appreciate over time. Dividends from appreciation or rental payments can definitely be re-invested right back into other properties on Landa.

@james_crumley our residents love Landa and the residential properties managed by Landa. Residents are supportive of our app and investors. They can access all the information available on the investing app, however they cannot invest in shares. Residents actually have their own unique app from which all property management is done from.

First of all it's a good concept Yishai & Amit and much awaited one, appreciate the visuals and choices in Landa App, I am using it since May 2022. A few inputs from my side: 1) Balance update in the app: Pre/Post market Hours app behaves differently and sometimes it doesn't fetch the balance itself (a big red flag for a trading app), please have two set of APIs, one for fetching balance in trading hours and other one to provide you with a cache response or use one and have both features, seeing nil often gives me cramps. 2) While placing the order price it shows on the main screen is different and in order ticket price gets updated automatically (perhaps your algo fetches the seller and then map it with potential buyer) but its again problematic, show it like the trade ticket in most of websites Charles Schwab etc. Good job with showing the orders in queue though. 3) There is no way I will be sure that my order will be successful its a wild goose chase so show a probability factor based upon demand and supply, right now I left an order for month and it's not yet matched with a seller, think of showing up the probability for buy/sell, if it's allowed. 4) Being a small investment it's fine but are you guys planning to put some disclosures like funds are secured upto certain $$, same way we see on republic.co platform too. 5) Please show the rental yield for end users to take well informed decisions, every-time I gotta go inside the property looks for the lease duration, payments, dividend and then calculate the annual amount and think of the time how much it will take to get my money back off the dividends, all this can be done just add an extra field in your api rental yield and show it to end users. 6) Show a moving teaser for the folks who bought the shares last, something to excite me to buy more shares too. 7) Check out your API times, serious performance upgrade is necessary e.g. orders End point take forever to load, if there are too many calculations then use paging pick last 25 etc. 8) Buy order window also takes forever to load at least show some visual spinner. 9) Till this point of time I am not sure where are my rental dividends? Is it re-invested, added to my cash pool etc etc, please show them clearly somewhere. 10) Have more features like DRIP, Transfers, UTMA as yours is beautiful concept and I am sure you will have more and more to offer. All above are my own views and may be right or wrong, please do consider the legal / tech aspect before you look into them in more details. Good Luck.

@pastries_lover Thanks, Gal! Great question. Each property manages a balance of cash reserves; if a property becomes vacant, it uses its cash reserves to pay expenses while we find a new resident.

After going through a foreclosure, I vowed to never invest in real estate again. But after hearing about Landa, I decided to give it a try. And I’m so glad I did! The app is so easy to use and I’ve already made money on one of my investments. One thing I am yet to figure out is the tax implications – can someone help me with that?

@shanty246 we can never guarantee dividend payments as they depend on a variety of factors (rent paid, expenses...) this also means that dividends may fluctuate over time.
