@aluxian & team, I love this idea! As a real estate investor myself, the challenges are numerous when it comes to financing, renting, upgrading, maintenance, etc. The fact that with Proptee you’re able to focus only on the APY and returns is a game changer. Great execution!

-Currently, how do you go about building Proptee’s real estate portfolio?
Stage 1: Right now, we work with real estate funds and crowdfunding companies (e.g. Housers) to list their assets on Proptee. This helps us scale the platform and offer multiple types of investment opportunities without sourcing properties ourselves.
Stage 2: We will source and list our own real estate assets with additional products, such as REITs. We already have 3 property experts as advisors/partners in our team who have sourced 500+ properties at their previous jobs.
-If a property is sold, what happens to your investment?
1. Investors are asked for their vote.
2. If the decision is approved, the sale date and approx price is announced.
3. When it's sold, all fractions will convert to cash depending on the sale price.
4. Between (2) and (3) investors still have time to buy/sell their fractions.
-How quickly can you exit your investment?
Proptee’s markets are quite liquid – 95% of orders execute instantly, under a couple of seconds. In the future we’ll encourage market makers to trade on the market. Similar to a stock market.
-Does another user purchase your share or does Proptee take control of it?
When you sell, we match your sell with another investor willing to buy — Proptee runs a fully functional trading engine in the backend, so you’ll be matched with the best bid from the order book (assuming the two prices overlap). If they don’t then you’ll see that you have a pending order — waiting for execution.
-How do you determine the rental prices?
In stage 1 we rely on our partners to determine the best rental prices.
-What happens if a renter does not pay?
Same as with a buy-to-let, as an investor you don't get paid for that particular month. Later on we'll add opt-in insurance so investors pay a small fee but all the rent payments are guaranteed.
