Which CRM you use ?

Folk is good

Do you have a designated marketing/advertising team? or are you outsourcing to an agency?

My biggest suggestion would be to always outsource, it is cheaper than having your own team, and a lot of the times agency knows all the ins and outs so the result is way better. Nothing against the internal marketing/ads teams it's just that the agency has done it so many times in so many different scenarios they know what to expect and how to act on every situation.
